The Things You Need To Do BEFORE You Schedule Your First Meeting With The Sales Rep!

Hello!  So today I thought I would write about what I wish we had known before our very 1st meeting  with the local Ryan Homes Sale Rep. Basically this sums up what I have learned since our first meeting on April 2, 2017, only 19 days ago. This will be one post that I will continue to update as we move forward in the process.  1. JOIN THE RH FACEBOOK GROUPS This is a must do! Right now,  before you read on, go to the links directly below and request to join!    Why is this so important? In my opinion, there is no one that will give you quality, honest answers like another consumer of the same product/service. Remember, unlike with sales reps who make a commission based on persuading consumers to buy their product or service, there is no financial gain for other buyers!   These are groups of people, like you and I,  who are in some phase of the process with RH. Their experience, knowledge, advice will be invaluable to you if you decide to move forward with RH!

The Guessing Game

After signing our contract last weekend and in anticipation of our new home, Darryl and  I eagerly sat down with our floor plan to lay out our future house. As we started discussion of the placement of our seven TVs (Yes, seven! I don't have any explanation for this...) and our small appliances we realized we have no idea how many electrical outlets, cables, lights etc are included in our floor plan. I checked the contract and guess what? It's not listed in there. How convenient!  We contacted our SR via email to ask her for a list of what is included and this was her response:  "Unfortunately, I don’t have updated electric prints.  They don’t provide the Sales team those revised prints because that is something that the electrician will review during your meeting.  It really is a very detailed appointment, and I’m sure you will get a lot from it.  I’m sure that Sandra will be in touch early next week to set that up for you. Way Too Involved Husband

I have a three step process I like to use when looking at houses.... 1) Find a cool house on zillow and stare at pictures, imagining how cool it would be to live there. 2) Go see the house, take tons of pictures, make a bunch of design simulations with our furniture in it and talk my wife's ear off about it. 3) Find a house I like better and never speak of it again After realizing that there was no such thing as too much space, we decided to look into Ryan Homes since the price per square foot was similar to "used" houses. We had our hearts set on living in Victor, since the taxes are low and Karla's friends are all out that way. We tried to find lots of our own but realized we had to pick between 50 foot hills or houses in the boonies where there are more cows than people. We found the Tuscany Hills development and realized it was a nice compromise. We fell in love with the Avalon floor plan and started imagining the possibilities. As per step 2, I design

The Contract

Hi Everyone! I'm Karla, or as my husband, Darryl, calls me the "Real housewife of Tuscany Hills" As of 8:15pm tonight it was official, we signed the contract with Ryan Homes and we are building our Avalon in Victor, NY! The Contract... Ugh! Today was a complete emotional roller coster! We were told by our SR (Sales Rep) at 9pm last night that we had to read through the contract, sign and return it to her within 24 hours. If we didn't accomplish this we would lose our lot to the next buyer in line. Why the pressure? Well, I'm not sure if it was true or a carefully planned sales ploy, but we were told earlier this week that there were two other buyers who were interested in our lot. We knew we really wanted this specific lot.  As you can imagine by its name, Tuscany Hills is full of hills! The lot we chose was one of the few flat lots. According to our SR if we didn't put a $1000 five day hold on the lot we would lose it to the other two potential buyers.
