We officially broke ground!

On July 19th we were scheduled for our second Pre-construction meeting at the model home with our PM and SR to review final changes.

In preparation for the meeting we visited our lot the day before to walk the property and check out the stakes they had put in the dirt to outline our future home. A friend told us about a cool app on the phone that we used to trace our exact property lines. If you want to check it out it's called LandGlide and it was very accurate based on the stakes the PM had set. While there we were also checking out all the other houses to see which exterior stone we would like for our home that would go well with our Twilight Shadow siding. The stone was the last decision we had to make in regards to selections and we wanted to choose it before heading to the next day's meeting. Back to the pre-construction meeting...

To my surprise, when I pulled into the model home on Wednesday morning for the meeting and looked up the hill towards our lot the excavator that sat still the evening before was now moving and digging!

It was official, We Broke Ground!

Honestly, it would have been nice if they had told us in advance what exact day they planned to begin, but we have come to expect surprises.  Despite the lack of information we are still thrilled that after a very long, standstill and stressful last month we are finally getting this process going! (I may blog about the last month's experiences when I have time, but for now I just want to enjoy the excitement of the current stage we are at!)

Below are some photos from Wednesday after our pre-construction meeting. It was simply amazing to see how much work they did in just one day! I'm kind of tempted to drive out there today just to see what else they have done, but I will refrain... I think...  We do know that the Superior Walls will be set on Monday so I'll definitely have to check that out!

Way Too Involved Husband

I have a three step process I like to use when looking at houses.... 1) Find a cool house on zillow and stare at pictures, imagining how cool it would be to live there. 2) Go see the house, take tons of pictures, make a bunch of design simulations with our furniture in it and talk my wife's ear off about it. 3) Find a house I like better and never speak of it again After realizing that there was no such thing as too much space, we decided to look into Ryan Homes since the price per square foot was similar to "used" houses. We had our hearts set on living in Victor, since the taxes are low and Karla's friends are all out that way. We tried to find lots of our own but realized we had to pick between 50 foot hills or houses in the boonies where there are more cows than people. The Contract

Hi Everyone! I'm Karla, or as my husband, Darryl, calls me the "Real housewife of Tuscany Hills" As of 8:15pm tonight it was official, we signed the contract with Ryan Homes and we are building our Avalon in Victor, NY! The Contract... Ugh! Today was a complete emotional roller coster! We were told by our SR (Sales Rep) at 9pm last night that we had to read through the contract, sign and return it to her within 24 hours. If we didn't accomplish this we would lose our lot to the next buyer in line. Why the pressure? Well, I'm not sure if it was true or a carefully planned sales ploy, but we were told earlier this week that there were two other buyers who were interested in our lot. We knew we really wanted this specific lot.  As you can imagine by its name, Tuscany Hills is full of hills! The lot we chose was one of the few flat lots. According to our SR if we didn't put a $1000 five day hold on the lot we would lose it to the other two potential buyers.

Stalking the Avalons & Photos!

The model we chose to build, the Avalon, is not a commonly built home here in the Rochester area or anywhere from what we can tell. In our initial excitement of a new home we shamelessly scoured the internet for photos, floor plans, blogs, videos...basically anything to give us more information or visuals of our future Avalon.  To say the least, we were pretty thorough in our search. I would like to think we resemble private investigators or detectives, but if I'm being completely honest we are nothing more than skilled stalkers (my husband is more talented in this department than I) Our hunt lead to a few finds... We discovered two blogs written by couples who had previously built Avalons. We reall enjoyed reading those (links to blogs below)! My husband also found a video tour of an Avalon located in VA.
